How we build it

Planned, poured, reopened.

A lot is only as good as its base, its joints, and its drainage. Here's the order.

  1. 01

    Walk the site

Traffic, drainage, and where the accessible spaces and their route need to go.

  2. 02

    Prep the subgrade

Compacted and graded to drain. ACI 330 guidance lets standard car lots go directly on compacted subgrade.

  3. 03

    Forms & grades

Forms set the edges and grades. Accessible spaces and aisles can't slope more than 1:48.

  4. 04

    Pour & finish

Poured and finished by the same crew that prepped it, on a schedule that works around your business.

  5. 05

    Cut the joints

Control joints follow the guidance: no more than 15 ft apart, closer on thinner slabs.

  6. 06

    Cure & reopen

Cured before traffic returns. In Joliet's cold weather, flatwork is kept at 55°F for at least 5 days.

One crew from the subgrade to the last joint.

The standard

The numbers a lot gets held to.

From ACI 330 guidance, the Illinois Attorney General, and federal ADA standards. Ask any contractor for theirs.

15 ft

Joint spacing

Joints no more than 15 ft apart, whatever the thickness.

16 ft

Accessible space

In Illinois, each off-street accessible space is 16 ft wide, including its striped aisle.

1:48

Accessible slope

Accessible spaces and aisles slope no more than 1:48 in any direction under federal ADA standards.

Plan ahead

Get it right on paper first.

Count the accessible spaces

Illinois sets the number by lot size, starting at 1 for up to 25 spaces. The full table is in the FAQ below.

Keep the route short

Accessible spaces belong on level pavement, on the shortest accessible route to an accessible entrance.

Plan drainage early

Joliet's adopted codes include a Storm Detention Ordinance, so drainage belongs in the plan from day one.

Plan for salt

Where deicers reach the slab, NRMCA calls for at least 4,000 psi and 6–7% air for severe exposure.
